職位概要 (Position Summary):負責領導企業不動產部門的各項建築與裝修專案,涵蓋從規劃、預算、設計、施工到驗收的全流程管理,確保專案按時、按質、按預算完成,並符合內部標準、永續目標與法規要求。此角色需領導專案經理團隊,並協調內外部利害關係人、顧問及承包商,確保專案成功交付。Project Construction Manager plays a leadership role in planning, managing, and delivering real estate projects across the organization’s portfolio. The VP ensures projects are delivered on time, within budget, and in compliance with internal standards, sustainability goals, and regulatory requirements. This role leads a team of project managers and coordinates with stakeholders, consultants, and contractors for successful execution.主要職責 (Key Responsibilities):1. 策略規劃與領導 (Strategic Leadership & Planning)
  • 制定並推動建築與裝修專案策略,涵蓋分行新建、總部與辦公室翻修、資料中心及其他特殊用途空間。
  • 規劃多年度資本支出計畫,確保與企業整體策略一致。
  • 與地產策略、設計、設施管理及永續發展團隊協作,確保整合解決方案。
Lead the planning and execution of construction and renovation projects, including new branches, office renovations, data centers, and special-purpose spaces.
Develop multi-year construction strategy and capital plans aligned with business and CRE strategies.
Collaborate with real estate strategy, design, FM, and sustainability teams to ensure integrated solutions.2. 專案執行與交付 (Project Execution & Delivery)
  • 全程管理專案生命週期,包括可行性分析、預算編制、設計開發、招標、施工、驗收與交付。
  • 確保專案在範疇、時間、成本、品質、ESG 及安全標準下完成。
  • 同時管理多個大型或複雜專案,特別是旗艦或高難度建設。
Oversee end-to-end project lifecycle from feasibility, budgeting, design development, tendering, construction, commissioning to handover.
Ensure project delivery meets scope, timeline, cost, quality, ESG targets, and safety standards.
Manage multiple complex or flagship projects concurrently.3. 治理與風險管理 (Governance & Risk Management)
  • 建立並執行專案治理流程、審批門檻、變更控制機制及風險登錄。
  • 確保所有工程符合當地建築法規、消防規範、環境標準及內控政策。
  • 主導價值工程與成本優化,兼顧品質與合規。
Establish and enforce project governance, approval gates, change control processes, and risk registers.
Ensure all works comply with local building codes, fire regulations, environmental standards, and internal policies.
Lead value engineering and cost optimization without compromising quality or compliance.4. 團隊與供應商管理 (Team & Vendor Management)
  • 領導及指導內部專案經理與建築專業人員。
  • 管理外部供應商,包括設計顧問、總包、造價顧問及專業顧問。
  • 監督採購流程,支持 RFP 文件編寫與評估。
Lead and mentor internal project managers and construction professionals.
Manage third-party vendors including design consultants, general contractors, QS, and other specialists.
Oversee procurement processes and support RFP development and evaluation.5. 利害關係人溝通 (Stakeholder Engagement)
  • 擔任高階業務利害關係人的主要窗口,將業務需求轉化為物理空間方案。
  • 定期向高層管理與治理委員會提供專案報告與進度更新。
Serve as the key liaison with senior business stakeholders, translating business needs into physical space solutions.
Provide regular project updates to C-suite executives and governance committees.任職資格 (Qualifications):學歷與經驗 (Education & Experience)
  • 建築、室內設計,土木工程、施工管理或相關領域學士學位,碩士優先。
  • 10年以上專案/建築管理經驗,銀行、金融機構或跨國企業經驗佳。
  • 具備高金額或複雜裝修/建設專案成功管理的實績。
Bachelor’s degree in Architecture, Civil Engineering, Construction Management, or related field; Master’s preferred.
10+ years of project/construction management experience, preferably in banking, financial institutions, or multinational corporations.
Proven track record in managing complex, high-value fit-out or construction projects.技能與能力 (Skills & Competencies)
  • 優秀的領導與團隊管理能力。
  • 熟悉施工合約、招標流程、成本控管與地方法規。
  • 具備 LEED、WELL 或 ESG 設計實務經驗者優先。
  • 熟悉 MS Project、Primavera 或其他專案管理與成本系統。
  • 具備優秀的溝通與利害關係人協調能力。
Strong leadership and people management capabilities.
Deep understanding of construction contracts, tendering, budget control, and local regulatory frameworks.
Familiarity with LEED, WELL, and ESG practices is a plus.
Proficient in project planning tools (e.g., MS Project, Primavera) and cost management systems.
